Hi, I’m Nick Lawrence, Registered Builder & Director of NSL Builders.
Here at NSL we are Award Winning, Architectural and Sustainable Home Builders. We specialise in High Performance and Passive House, servicing the Surf Coast, Geelong & surrounding areas.
I understand there’s a lot of talk and uncertainty about the construction industry, which breaks my heart really, because it’s your dream home that is at stake here, where your family is going to grow up. That’s why at NSL Builders we are working tirelessly on creating a better building experience for you. An experience you can actually enjoy!

NSL Builders offers you a 10 year Structural Guarantee on your new home. This Guarantee is subject to the terms outlined in your New Home Building Contract.

Our team is led by our Registered Builder & Director Nick Lawrance who has been building quality custom homes for nearly 2 decades and is a Surf Coast local, living in Torquay with wife Maddy and son Harvey. Nick has led numerous teams and projects over the years, including multiple award winning builds. We pride ourselves on our quality workmanship and level of service delivered through a direct relationship with Nick.
Our team has over 40 years combined experience building & delivering high end custom homes to clients. We maintain a stringent quality assurance process by using a carefully curated list of trades and suppliers to guarantee our quality.
NSL Builders is a Registered Building Practitioner with the Victorian Building Association. VBA Builders Registration No: CDB-U 70584.
NSL Builders is a member of the Master Builders Association of Victoria, The Association of Professional Builders, holds The Healthy Home – Healthy Building Materials Mastermind certification and is Live Life Build: PAC Process Trained.
Nick Lawrance
Registered Builder & Director
Nicholas started out completing a Carpentry Apprenticeship and has worked on a multitude of high-end Custom Homes, Renovations & Extensions throughout 20 years in the Construction industry. Through his time working for other Builders, Nicholas developed a true passion for building Client relationships. He soon realised he could have a greater impact through establishing his own business and combining both his skills in service and quality workmanship. This is when NSL Builders was born.
Outside of work, Nicholas enjoys spending time with his family & friends and making the most of living on the beautiful Surf Coast with a love of surfing and fishing.
Beau Adams
Pre-Construction Manager
Beau has been with NSL since the beginning, making a switch from Management in the Fitness Industry where he spent the best part of a decade operating and leading large fitness clubs and teams before following a lifelong passion into Construction.
Outside of work, Beau enjoys sharing time with family, friends and most importantly his wife Bex, daughters Frankie & Billie, and their 2 Dachshunds Consuela & Pablo. Beau loves his sport, particularly his footy being a fierce Geelong Cats supporter and like Nick loves getting out for a surf or a swing of the golf clubs once it’s ‘tools down’.
Brandon Meaney
Construction Manager
Brandon brings an extensive 18 years of Construction experience to Team NSL! Brandon began his journey as a Carpentry Apprentice and over the years has worked his way through to Supervisor roles, both in Residential and Commercial building.
Outside of work, Brandon loves getting out in the great outdoors camping, hitting the gym and spending time with his family and friends.
Maddy Lawrance
Administration & Selections Manager
Maddy has been with NSL from the beginning and manages the Administration & Selections functions of the business. She’s currently studying Interior Design to further upskill and provide detailed support and guidance to our clients.
Maddy is also an Emergency Nurse and continues to work in that role part time outside of her NSL duties and chasing after a toddler.
In her spare time Maddy enjoys spending quality time with her family & friends, beach walks, camping, going to the gym and enjoying a coffee (or two).
